Type, Size and Location
This five-room house offers 250 m² of living space and is situated on an 800 m² plot in Kreupelbosch, a quiet residential area in the Constantia Valley. The modern shopping centre “Constantia Emporium” is only about 2 km away and easily reachable on foot. The nearest gas station is just 500 m away.
Living Room
The living area seamlessly combines a dining space, a TV corner with a centrally positioned smart TV, and an open-concept, fully equipped kitchen with a breakfast bar. Floor-to-ceiling glass walls on two sides provide unobstructed views of the veranda, swimming pool, and garden, while allowing natural daylight to flood the interior. If needed, the windows can be darkened using electric blinds. A large sliding glass door opens directly onto the veranda.
Dining Area
Integrally harmonious with the living room, the dining space features a long, solid wood table crafted from a single tree trunk, accompanied by eight chairs, positioned directly in front of the open kitchen. It elegantly merges natural charm with understated luxury.
Entertainment
The 184 cm smart TV with direct internet access offers a wide range of entertainment options. Guests enjoy complimentary access to thousands of movies and series, including those from Netflix, as well as current German and international live-streamed TV programs. A high-speed fibre internet connection with 150 Mbps download and 75 Mbps upload speeds (Business Line, no data limit) ensures smooth browsing and seamless online communication.
Kitchen
The open-plan kitchen facing the living area is fitted with high-quality appliances, including a fridge-freezer combo with chilled water dispenser, a large gas stove with a stylish extractor hood, microwave, traditional coffee maker and Nespresso capsule machine, toaster, kettle, and two wine coolers (one for white wines and one for reds).
Everything necessary and practical for cooking and dining, including dishes, cutlery, pots, pans, glasses, and a variety of useful kitchen tools, is ready and available for our guests.
Laundry Room
A separate laundry room includes a washing machine, dryer, dishwasher, sink, and generous built-in storage.
Utility Room
The laundry room, combined with the double garage, serves as a utility area. Various household items, such as a vacuum cleaner and cleaning devices, are stored here, while tools and a spare gas bottle are kept in the garage. The clothes drying rack is located outside, behind the house.
Home Office
Adjacent to the living room, guests can utilise a spacious “glass box” office, separated from family life by floor-to-ceiling glass walls.
Bedrooms
All three bedrooms feature large built-in wardrobes. The master bedroom features two single beds that can be used separately or combined to form a king-size bed. The second bedroom contains a queen-size bed and a small desk. The third bedroom features a bunk bed with a narrow double bed below and a standard-length single bed above, accommodating up to three guests. Each room is equipped with combined sunshades and blackout curtains for a restful night's sleep. A mosquito net on the master bedroom’s window keeps insects away.
Bathrooms
The en-suite bathroom in the master bedroom features a walk-in shower behind a large glass partition, a stylish vanity with an illuminated mirror, and a spacious bathtub for added comfort. The second bathroom, located across from the other two bedrooms, also includes a long bathtub, a separate shower cabin, and an elegant vanity. Additionally, a guest toilet is located near the entrance.
Security
Villa Verdot is situated in a well-kept, quiet neighbourhood with a high level of security. A sturdy boundary wall with an electric fence surrounds the property, while additional technical features help detect and prevent potential risks early. The exterior surveillance system, equipped with eight cameras, can be conveniently monitored from a display located in the living room.
Power Supply, Heating and Air Conditioning
A photovoltaic system with 18 solar panels supplies sustainable energy to the home. Inverters convert the power into household electricity. At night, the system automatically switches to the public grid. With an installed battery capacity of 2 × 9.00 kWh, nighttime power outages, including planned "load-shedding," are reliably bridged.
A cast-iron wood-burning fireplace, centrally placed between the seating area and dining table, provides cosy warmth on cooler days. Powerful air conditioning units in the living area and master bedroom ensure pleasant indoor temperatures year-round. They can run on high performance for quick adjustments or in automatic mode for steady climate control.
Outdoor Area / Garden
The approximately 25 m² veranda is a genuine living space in the open air. It features a dining table for six, an outdoor kitchen, and a built-in grill. A wooden deck with sun loungers and an umbrella connects directly. Durable protective blinds on the two open sides can be lowered to block wind or intense sun. Beyond that, the swimming pool and garden, complete with lawn, and a Jungle Gym await the little climbing monsters.
Swimming Pool
The 30 m² swimming pool is heated by a heat pump, warming the water to a pleasant 26 °C during the day, with strong sunshine further increasing the temperature. A professional cleaning service maintains the pool on a weekly basis, and a mobile device keeps the floor spotless. An integrated circulation system clears surface debris, and fresh water is automatically supplied. If desired, the pool can be covered using an electric cover.
Parking
Two secure garage spaces are available for guests' vehicles.
Special Features
From both the veranda and garden, there is a stunning view of the Constantia Mountains. The living room walls are adorned with attractive paintings and landscape photographs.
